What does waterfront living mean at South Bank?

The South Bank experience is rooted around water. Every accommodation is waterfront, with the lagoon available to all guests for swimming, kayaking, and paddleboarding. Three distinct beach experiences await: Long Bay Beach, Lagoon Beach, and Lagoon Islands Beach. Boathouse guests enjoy marina views and private docks, with sea turtle sightings a common pleasure. Lagoon Villa guests each have the Lagoon Beach as their backyard, while Ocean Estate guests are perched on Long Bay Beach. Coming soon, Arc by Piero Lissoni introduces Sky Villas, each waterfront with a private pool or jacuzzi and a fourth beach experience, Arc Beach. South Bank Marina is steps from the resort, with docking arrangements available through the front desk.

What is a neighborhood?

At South Bank Resort, each accommodation type is its own neighborhood. Ocean Estates, Lagoon Villas, and Boathouses are each distinct communities within the wider resort, and each offers a unique waterfront experience. Arc is the latest neighborhood to be completed by the end of 2026.

Which accommodations are best for families and groups?

Each neighborhood includes accommodations with three or more bedrooms. For larger families or groups, Lagoon Villas and Ocean Estates offer accommodations of up to six and seven bedrooms respectively, both with dedicated butler service.

Which accommodations have waterfront views?

All South Bank Resort accommodations have waterfront views. Boathouses overlook the marina, Ocean Estates face Long Bay Beach, Arc faces the marina and the Caicos Bank, and the Lagoon Villas look out over the Lagoon Beach.

Does my villa include a kitchen?

Most accommodations are fitted with fully equipped kitchens, except for Arc Oceanfront 1-bedrooms and Arc Studios. Pre-arrival grocery shopping is available at an additional charge for Lagoon Villas, Ocean Estates, and Arc 2-bedrooms and beyond only.

Are there accommodations with private docks?

All Boathouse accommodations include a private dock. Select Lagoon Villa accommodations also include a dock. For larger vessels, docking at South Bank Marina can be arranged through pre-arrivals.

BEACH, POOL & LAGOON

Is there a beach?

South Bank Resort is home to three distinct beach experiences: Long Bay Beach, Lagoon Beach, and Lagoon Islands Beach. Accommodations in the Lagoon Villa and Ocean Estate neighborhoods enjoy unobstructed beach frontage. Pool and beach services, including lunch from 12:00pm to 3:00pm, are available throughout the day. Coming late 2026, Arc Beach offers a private, powder-soft stretch of sand for Arc guests and owners.

Is the pool open to all guests?

Accommodations in the Lagoon Villa and Ocean Estate neighborhoods include a private pool, with select accommodations also featuring a jacuzzi. Guests staying in the Boathouse neighborhood and the wider resort have access to the Boathouse pool, with full pool, beach, and lunch services available.

Can guests swim in the lagoon?

Yes. The lagoon at South Bank is the first ocean swimming lagoon in Turks and Caicos and is ideal for non-motorized watersport activities for adults and children. Complimentary kayaks and paddleboards can also be booked from the Lagoon Islands.

DINING

Can I book the cabanas at Lua Beach House?

The cabanas at Lagoon Beach at Lua Beach House are available to all South Bank Resort guests on a first-come, first-served basis. Pool and beach attendants are on hand to assist with beverage and lunch orders throughout the day.

Is Lua Beach House open for breakfast?

Yes. Lua Beach House serves guests complimentary breakfast from 7:00am to 10:30am, lunch from 12:00pm to 3:00pm, and dinner from 5:30pm to 9:30pm. The wood-fired pizza menu is available from 11:30am to 9:30pm, and the bar food menu from 5:30pm to 9:30pm. Reservations are recommended.

How can I book a private dinner?

Private dining can be arranged through your butler or the front desk. Whether at your villa, on the spa deck, or by Lagoon Beach, a personal chef will prepare a meal tailored to your preferences.

What watersports activities are available?

Complimentary kayaks and paddleboards are available for guest use. For excursions including sunset sails, reef snorkeling, scuba diving, deep-sea fishing, and boat charters, arrange through your butler or front desk team.

Can I rent a boat?

In the Turks and Caicos Islands, to rent a boat a local captain license is required unless a local captain is hired. If you have a license, Boathouse guests can dock directly in front of your unit. If you are staying in a Lagoon Villa or Ocean Estate, you will need to dock at the South Bank Marina which we can assist in providing the contact details. For excursions including sunset sails, reef snorkeling, scuba diving, deep-sea fishing, and boat charters, speak with the Guest Services team.

Can you arrive to South Bank by boat?

Yes. Guests arriving by private boat should contact the South Bank Marina team directly; contact details can be provided by pre-arrivals or guest services. Guests entering the Turks and Caicos Islands by boat from another country will need to complete Customs clearance and the required paperwork upon arrival; a Customs officer will come to the marina to process clearance, though timing may vary depending on officer availability. Each Boathouse accommodation includes a private dock and select Lagoon Villas include a boat slip for added convenience.

Are boating excursions available from the resort?

Yes, guests can book boat excursions from the resort through guest services or butlers where applicable. For guests chartering a private boat excursion, some operators can pick up guests directly from their unit, depending on the company and vessel. For Lagoon Villa and Ocean Estate guests, private boat excursions typically depart from and return to South Bank Marina.

What sport activities are available?

Complimentary tennis, yoga, and pickleball sessions can be arranged through the front desk. Private yoga and tennis lessons with the South Bank instructor are available at an additional charge.

What can kids do?

South Bank Resort’s Kids Club welcomes young guests ages 4 and up, open daily from 10:00am to 6:00pm, with a break from 1:00pm to 2:00pm during which all children must be collected by a parent or guardian. Registration is required before the first visit. Beyond the Kids Club, younger guests are welcome to enjoy complimentary non-motorized watersports, use the tennis and basketball courts, or join excursions arranged through the front desk.

Can I rent bicycles?

Complimentary bicycles are available for adults, subject to availability.

FITNESS & WELLNESS

Is there a fitness center?

There are two fitness centers at South Bank. A fitness center with lagoon-front views is available to all South Bank Resort owners and guests. Steps away from the Arc pool, Arc guests enjoy the exclusivity of a fitness center for guests and owners upon Arc’s opening.

Is there a spa?

The South Bank Spa is available to all South Bank Resort guests, offering a full range of treatments and wellness experiences from 10:00am to 7:00pm. Reservations are recommended.

Are fitness and wellness activities available?

South Bank Resort’s fitness center is open daily. In-suite and on-site spa treatments are available through the Spa at South Bank. Complimentary yoga is offered on Tuesdays, Thursdays, and Saturdays mornings, with advance sign-up required. The Wellness Escape, held every second and fourth Saturday, includes yoga and breakfast. Sessions can be arranged through the front desk, times may vary due to season.

BUTLER & GUEST SERVICES

What is the butler experience?

Lagoon Villa and Ocean Estate guests are assigned a dedicated butler for the duration of their stay. Their butler serves as a single point of contact, coordinating all arrangements to ensure a seamless experience from arrival to departure. This includes in-villa check-in and check-out, packing and unpacking assistance, in-villa dining service for breakfast, lunch, and dinner, beverage service, grocery shopping tailored to guest preferences, activity and dining reservations, spa scheduling, transportation arrangements, and assistance with special celebrations such as birthdays and anniversaries. Butlers are also available to assist with activities for younger guests. Boathouse guests receive assistance from the South Bank concierge and guest services team.

What is the difference between butler service and concierge?

Guest Services provides assistance for reservations, requests, and general arrangements throughout a stay. Butler service goes a step further, offering a dedicated, one-on-one experience with a personal butler who remains the guest’s sole point of contact. This allows for a higher level of personalization, proactive service, and seamless coordination across every aspect of the stay.

How do I reach Guest Services?

Guest Services is available at the Clubhouse from 7:00am to 11:00pm, reachable via WhatsApp or your resort phone. If you are in an Ocean Estate or Lagoon Villa, your butler can also be contacted via WhatsApp. For Arc guests, your dedicated concierge is also available from 7:00am to 11:00pm, reachable via WhatsApp or your resort phone.

GETTING AROUND & LOCATION

How do guests get around property?

Most areas across the neighborhoods are easily reached on foot. Complimentary bicycles are available subject to availability, and golf cart rides can be requested through the front desk or your butler.

How far is it from the airport?

South Bank Resort is approximately a 26-minute drive from Howard Hamilton International Airport (PLS) in Providenciales.

Is there a retail store?

Mia de Mar, a curated boutique at the Clubhouse, carries clothing, accessories, and gifts. Open Tuesday through Sunday from 10:00am to 6:00pm.
